General Home Inspection
My General Home Inspection will determine the present condition of your home’s major systems based on a visual inspection of your home’s components. I encourage you to attend the inspection so you can gain a solid understanding of your potential new home. I adhere to InterNACHI’s Standards of Practice and Code of Ethics and once on your property, I’ll inspect the following areas:
- Roof & Attic
- Exterior Features
- Electrical System
- Heating and Cooling System
- Plumbing System
- Interior Features
- Built-In Kitchen Appliances
Additional Inspection Services
If you’re thinking about selling your home, please consider hiring me to conduct an inspection before putting your home on the market. With a Pre-Listing Inspection, you can choose to fix any issues and sell your home in the best possible condition. It also shows good faith to potential buyers when you fully disclose the details of your property. A pre-inspected home sells more quickly, with fewer complications, and often for a greater profit than a home with problems that are waiting to be discovered by the buyer’s home inspector.
Home Maintenance Inspection
As your biggest investment, your home requires regular care and maintenance to continue running smoothly. Hire me to inspect your home and I’ll advise you about any areas of concern so you can better plan for repairs and maintenance.
11-Month Warranty Inspection
Newly constructed homes come with a 12 month Builder’s Warranty. Give me a call in the 11th month to inspect your new home and I’ll provide a list of any items you should address with your builder before your warranty expires.
New Construction Inspection
Before you have your final walkthrough with your builder, hire me to inspect your newly built home! It’s a great idea to have a professional second opinion, and as both a home inspector and a licensed general contractor, I know precisely what to look for on your new construction.
New Construction Phase Inspection
If you’re building a new home, protect your investment by hiring me to perform inspections at key phases in the construction process; Foundation Pre-Pour, Mechanical/Electrical/Plumbing, Framing, and the Final Inspection once the home is complete. I will identify any defects in construction while it is still possible to have the items corrected. Phase Inspections ensure your home is being built properly throughout all stages of construction.
Wind Mitigation Inspection
Save money on your homeowner’s insurance by hiring me for a Wind Mitigation Inspection. I’ll inspect your home’s features intended to minimize wind damage in the event of a tropical storm or hurricane.
4 Point Inspection
Insurance companies may ask for a 4 Point Inspection due to the age of your home. This inspection covers the 4 major systems; roofing, HVAC, electrical, and plumbing.
Your Home Inspection Report
I use HomeGauge Software to produce the industry’s best inspection reports. Within 24 hours of your inspection, you’ll have access to your digital online report that you can view using your smartphone, tablet, or computer.
Your richly detailed report includes all of my notes, high-resolution images, video if needed, and a tool unique to HomeGauge reports called Create Request List (CRL). CRL is an interactive tool that allows you, your agent, or the seller to indicate how any repairs should be addressed from within the report. You can also use CRL to create a to-do list for future projects you’d like to handle on your own. I’ve found this to be a valuable tool that expedites and simplifies the negotiation process. See my demo of Create Request List here.
I’m available at any time after your inspection to answer questions. My job is to ensure you have all the information you need to make a confident decision about the property in question.
